So here we are at the end of 2010. Let’s talk about the hottest thing in KL in 2010.. property prices! A case in point is Scott Garden on Old Klang Road, the new Tesco Hypermarket near Taman Desa, Old Klang Rd. I visited the Developer recently and was amazed to learn that there would be more than 1000 SOHO units on top of the shopping podium!

Apparently with very little marketing effort, the developer has sold most of the SOHO suites. Starting at a launch price of RM320k, they have increased prices along the way.

Now comes the third block which faces Mid Valley and KL City… and we are looking at a possible launch price of RM480k for the smaller units! (Although this is partially offset by an 8% Developer Discount)

What are SOHO Suites?
SOHO – Small Office Home Office – is a relatively new concept in Malaysia. Recent developments include Empire Subang and YTL’s Centrio in Pantai Hillpark. These are actually condominiums built in areas which have commercial zoning. In the case of Empire Subang and Scott Garden, both are duplex units with high ceilings of 20 feet.

So what if you use it as an office? Is SOHO presentable to your clients? And what if your neighbor who happens to live there hangs his clothes all over the balcony? Well the developer is discouraging residential usage, saying it would make more sense for home buyers to pay RM250-350k to buy condos in neighboring areas. Those who would pay RM400k and above might as well use it for commercial.

A New Landmark for Old Klang Road
Scott Garden’s main attraction is that it is one of the newer and more decent properties on Old Klang Road with ample parking and convenient access. Compare this with the dingy shop houses synonymous with Old Klang Road and you quickly understand why Scott Garden is such a hit. Finally there is somewhere decent to meet other than in Mid Valley Megamall!

Indeed properties in well located spots in KL have continued to defy gravity, reaching dizzy heights which would have been unheard of 2 years ago. Think of areas like Desa Park City, Mutiara Damansara and Taman Tun for example. Don’t you wish you had bought a house in one of these areas 2 years back?
